In 2023, following consultation with tenants, we decided to demolish outdated homes in Farnham Road, Newton Hall, Durham. The homes are now empty so we are preparing for demolition and the proposed redevelopment of the site with new affordable homes.

Background

In March 2023, the believe housing Board reviewed the results of tenant consultations regarding the future of homes on Farnham Road in Newton Hall, Durham. These homes, known as Calder homes, were built in the early 1960s as temporary housing for workers at the Durham Passport Office.

However, their non-traditional construction, including timber frames and asbestos cladding, made them increasingly difficult to heat, insulate, and modernize. After consulting with tenants, 81% of respondents supported demolition, prompting the Board to approve the proposal.

Though a difficult decision, believe housing worked closely with the residents to address their individual needs. The extensive improvements required to bring the homes up to modern standards would have been disruptive, costly, and ineffective in terms of value for money. All 15 affected households have now been rehoused and compensated, and seven privately owned adjacent homes have been purchased by the housing association.

Redeveloping the site

With the homes now vacant, believe housing is moving forward with plans to redevelop the site. The proposal includes 22 new homes designed to meet the area’s growing demand for affordable housing. The development will feature 18 houses and four bungalows, all available for social rent or affordable homeownership.

The design aims to preserve the existing trees and car park on the site, while also demolishing five garage blocks owned by believe housing.
