robinson house demolition agreed after detailed review

believe housing has decided to go ahead with the demolition of Robinson House in Horden, County Durham. 

The not-for-profit landlord recently consulted tenants on the future of the building, which was built in 1979 and has 27 flats and bedsits.

This was done because major investment is needed in individual homes and across Robinson House including to the heating and hot water system, and the running costs for the building are higher than the income generated from rent and service charges.

Customers were asked whether they agreed with the proposed demolition and for alternative suggestions.

The Board at believe housing has looked carefully at all the feedback and options suggested by customers. These included selling the building to another landlord, increasing rents and service charges, and putting individual boilers in each home.

After considering all the feedback and options, alongside detailed information about the building and investment required, Board members agreed to go ahead with demolition.

The Board felt a sale to another landlord was very unlikely, because any new owner would still need to deal with the same problems. It also noted that rents and service charges are set by government rules and cannot simply be increased to cover costs. Putting individual boilers in each home would be a considerable cost and reduce living space.

Tenants affected by the decision have been informed of the decision and a dedicated support team will help customers through the next stage.

Kate Abson, Director of Assets and Development at believe housing, said: “The decision to go ahead with demolition was not an easy one and we fully understand it will be upsetting for some customers.

“Board members carefully considered all feedback received through the consultation, including the alternative options suggested by customers.

“However, the scale of investment required at Robinson House, alongside the ongoing costs of operating the building, means demolition is the only viable long-term solution.

“We recognise that the need to move home can be stressful and we are committed to supporting every customer affected by this decision.

“Our priority now is to work closely with residents to help them find a home that meets their needs, in an area where they want to live, and to provide support throughout the process.”

Customers will get one-to-one support to look at their housing options and find a suitable new home. Financial help will also be available for moving costs, and tenants will receive compensation when they move.

There is no fixed date for customers to leave Robinson House.
