Stock condition surveys

We carry out stock condition surveys to help us keep your home safe, comfortable and well maintained. These surveys are part of our commitment to meeting the Government’s Decent Homes Standard.

What is a stock condition survey?

A stock condition survey is a visual inspection of both the inside and outside of your home. It helps us assess the age and condition of key parts of the property so we can plan future improvements or replacements.

What will we check during the survey?

  • Outside your home: roof, walls, windows, doors, fences and paths.
  • Inside your home: kitchen, bathroom, heating system, electrics and insulation.

We aim to inspect as many homes as possible on a five-year rolling programme. Surveys are usually carried out Monday to Friday, between 8.30am and 4.30pm. In some cases, we may offer appointments outside of these hours to suit your availability.

Surveys are completed by a mix of believe housing surveyors and approved external contractors. All surveyors will carry official ID—please ask to see it before letting anyone into your home.

There’s no need to move furniture or prepare your home in advance. Just:

  • Make sure we can access all rooms
  • Keep pets under control or safely shut away
  • Don’t smoke during the visit (as per your tenancy agreement).

You’ll receive advance notice when we’re due to be in your area.

The survey usually takes around 30 minutes. We’ll need access to all rooms, and the surveyor may take photos of fixtures and fittings – but never of your personal belongings.

Please note the survey does not cover day-to-day repairs. If you need to report a repair please contact us.

If your home is identified for future improvement works, we’ll contact you with details about what’s planned and when it will happen.
