Nothing beats the smell of fresh paint in a home and most decorating tasks, such as painting walls or woodwork, are encouraged by believe housing.

Some work just requires a simple approval from the Tenant Led Alterations Team. This could include work like:
  • Skimming walls or ceilings
  • Fitting coving
  • Installing light fittings, ceiling fans, light switches or socket fronts
  • Addition of PVC cladding to internal walls or ceilings
  • Laying laminate flooring or ceramic floor tiles
  • Installation of CCTV, TV aerials and satellite dishes
  • Staining your garden fence or painting the render finish on your walls
  • Replacing internal doors, frames, architraves, and skirting board
  • Installing hot tubs
  • Constructing fitted wardrobes
  • Simple plumbing work
There are also some tasks that may need planning consent or building regulations approval, the costs of these would have to be met by tenants. Some examples are:
  • Building a garden shed, summerhouse, playhouse, pergola, lean-to or gazebo
    Installing decking, a patio or paving
  • Creating a drive or any other off-street parking
  • Building conservatories and orangeries
  • Alterations to fencing
Some work is much more extensive and requires more detailed information. Full details of contractors, risk assessments, method statements and public liability insurance would be required before believe housing can consider applications for work like:
  • Kitchen replacement
  • Bathroom suite replacement, including over bath showers and wet room modifications
  • Cooker installation including the installation of range cookers, both gas and electric
  • Heating changes, including heated towel rails or radiator replacements
  • Lighting such as spot lights or down lights
  • Using loft space for light storage
  • Any structural work
  • Splitting bedrooms
Please be aware that some alterations are not allowed on any believe housing property, these include:
  • Installation of solid fuel burners in any part of the home, garage, outhouses or garden sheds
  • Fitting gas fires
  • Loft Conversions that do not have building control approval and planning consent
  • Removal of any structural part of the home, including loft space and outbuildings
  • Installing ponds
  • Work to gas or electrics by unauthorised or unqualified people
  • Painting of Brickwork

Please be aware if you carry out any home improvements without written permission you may be in breach of your tenancy agreement. This could result in legal action being taken and you being charged to correct any work done.
