Major Repairs Manager

salary: £60,638 per annum location: Bishop Auckland, Hybrid, Seaham

We’re on the lookout for a Major Repairs Manager to join the believe housing team on a permanent basis.

This role offers an opportunity to lead an established, high‑performing team responsible for delivering our approach to tackling Damp, Mould and Condensation, while ensuring full compliance with related legislation and regulations, across our 18,500 homes. The Major Repairs Manager will also work closely with our Legal Team, to make informed decisions on cases of Disrepair and, where required, representing believe housing as needed with legal matters.

The ideal candidate will have a strong understanding of relevant legislation as you will be working in a compliance‑focused area. They will bring sound technical knowledge of Damp, Mould and Condensation practices, combined with the attention to detail needed to maintain robust procedures, meet statutory and internal timeframes, and ensure repairs are accurately recorded and reported. Strong budget‑management skills are essential to balance responsive and planned works in a way that delivers value for money. The ability to communicate effectively and build strong relationships will be key to working collaboratively with internal colleagues and external stakeholders.

Our offices are based in Seaham and Bishop Auckland and although we work flexibly, it is envisaged that this role will require both an offsite and onsite presence as per business need when required.

about the role

The Major Repairs Manager will work in collaboration with the management team, ensure that Property Repairs delivers excellent customer experience including high levels of performance and productivity. Achieving great, consistent service delivery, innovation and continuous improvement whilst maximising value and bringing to life the vision and values of the organisation.

The successful candidate will:

  • Provide influential dynamic leadership and management to the Major Repairs Team. This role will have overall accountability for managing the operational delivery of the Major Repairs service, including the effective management of all resources required to deliver excellent services whilst optimising performance, cost, and risk.
  • Be responsible for managing all aspects of the Damp, Mould and Condensation (DMC) service ensuring all reports of damp and mould are responded to in line with policy and procedure and statutory guidelines and all remedial works are appointed, coordinated, and completed within set timescales.
  • Be responsible for managing the operational delivery of our Disrepair service, working in collaboration with our legal team, contractors, and internal stakeholders.
  • Ensure compliance with Health & Safety legislation and regulations ensuring that safe working practices are managed and embedded in day-to-day operations.
  • Effectively manage and report information to the Property Repairs Senior Leadership Team on budgets, spend, accurate forecasting data whilst demonstrating sound financial control.
